Old Oak West is part of the wider Old Oak and Park Royal Opportunity Area, one of the UK’s most important and exciting regeneration projects.

With the arrival of HS2 and the Elizabeth line at the new Old Oak Common station within the next decade, the area will benefit from unrivalled connectivity to central London and other major UK cities. This brings an exciting opportunity to deliver Old Oak West, a new urban district building on the area’s character, with affordable homes, jobs, local facilities, green and open spaces.

With the help of the local community, OPDC is now developing the emerging principles for how Old Oak West should take shape. These principles will also help inform new planning guidance for Old Oak West. This is following the adoption of OPDC’s Local Plan in June 2022.



Where is Old Oak West?

Old Oak West is made up of land surrounding the proposed Old Oak Common Station, Willesden Junction and North Acton. The regeneration will focus on key former industrial brownfield sites, most of which are in public-sector ownership.

The majority of the Old Oak West area is within the borough of Ealing and therefore benefits from a clear vision and set of priorities set out in Ealing’s Council Plan, which provides a framework to help guide the future investment and redevelopment of this part of the borough. The council has also recently published its Acton Vision and Framework that will help inform the Old Oak West, so neighbouring communities in Acton and beyond can enjoy the benefits of this opportunity.

Help shape the future of Old Oak West:

Over the past several months, we have invited all local residents, businesses and community members to a series of co-design workshops – PlaceLabs – to help us shape the future of Old Oak West. These workshops provided an opportunity for us to listen to your views and to explore how we can jointly create a new urban district that truly reflects local needs and aspirations. We ran a series of community engagement and co-design activities with the local community to gather feedback and help us shape the future of Old Oak West.

Old Oak West Supplementary Planning Document - public consultation

Over the summer of 2023, the OPDC team were busy reviewing all the comments and used these to shape the draft Old Oak West Supplementary Planning Document (SPD). The Old Oak West SPD was consultated on between 16th October and 27th November midnight. For more information see this page.
