Open Call: Early Activation in Old Oak and Park Royal
OPDC’s vision for Old Oak will create a revitalised urban district in West London – with thousands of new homes, facilities and green open space due to be delivered over the coming years.
In order to enable delivery of Old Oak, over the past few years, we have undertaken a comprehensive land acquisition programme in the area.
The regeneration of Old Oak will be delivered in phases, and this means that some sites will not be required for development immediately. With this in mind, we are keen to work with parties, both commercial and non-commercial to help activate the space in the short-term.
Alongside marketing the sites for commercial occupation, we are also inviting expressions of interest from community-focused organisations who may be interested in occupying these sites on a short-term basis.
We are interested in creating a mix of tenants and a sustainable mix of early activation at Old Oak. If you have an idea for a project, want to grow your business or you just need more space to expand – we want to hear from you!
There is an opportunity for future occupiers to be those that help support local talent, strengthen connections with our local community and celebrate the very best Old Oak & Park Royal has to offer.
Details on the individual sites available for short-term rent can be found below. The information we need from you is also set out below. It’s important to let us know this information so we can assess your business needs.
Potential occupiers should ensure that where possible, they provide evidence of how their business(es) and use(s) of the space will support and benefit the local community.

When filling in the form, you should consider the following aims of the programme in relation to your project proposal, as we will be seeking projects which deliver at least one of these:
Create destinations to attract people to Old Oak and build the profile of the transformation of the area
An interest to create spaces that respond to the needs of local communities, including for example:
Creative Arts and Music
Skills initiatives
Circular Economy
Small Business Incubation
Provision for children and young people
Food and Beverage
Urban Growing
Pilot initiatives to test project ideas and serve as demonstrator projects that could be delivered as part of the new Old Oak development
We are interested in hearing from a range of organisations, for example:
Local and independent businesses ready to expand, experiment, or test new ideas
Community and grassroots organisations looking for a platform to deliver social impact and strengthen local networks
Independent operators who want to support sustainable, people-centred projects
Innovation or skills centres with an interest in working with local organisations
